Homes sales surged by 31.78 percent in April when compared to March according to new data prepared by the Huntsville Area Association of REALTORS® (HAAR).  Home sales spiked in April 2012 by 68.66 percent when compared to April 2011. However, the disproportionate year-over-year increase was largely attributed to the impact the storms had on April 2011 sales.



At $158,000 the April 2012 single-family home median price – the figure at which half of the homes sold for more and half sold for less – rose by 1.35 percent from March 2012 and decreased by 9.66 percent from April 2011.




Pending Home Sales

Pending Homes Sales - a forward-looking indicator based on contract signing - also showed a significant increase in April 2012 when compared to March 2012, reflecting an increase of 16.83 percent.  April 2012 pending home sales rose by 55.83 percent when compared to April 2011.



"We anticipate home sales to continue to rise as the overall economy recovers. One of the indicators we base our estimates on is Pending Home Sales.  A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. It is an indicator, a barometer of sorts," said Oscar Gonzales, CEO for the Huntsville Area Association of Realtors.

Available Properties

The number of available properties (active listings) in April 2012 rose by 5.22 percent month over month and decreased by 6.90 percent compared to April 2011.

The Huntsville Madison County area month’s inventory of single-family homes for April 2012 came in at 7.87 months compared to the national month’s inventory of single-family homes, which was approximately 6.6 months in April 2012 according to the National Association of REALTORS® (NAR).








Days on Market

The April 2012 Average Days on Market (DOM) fell by 2 days to 118 compared to March 2012’s 120 days and increased by 4 days from April 2011.
