Homes Sales Remain Steady: Prices Rise Modestly

Homes sales remained unchanged in January when compared to this same time last year according to new data prepared by the Huntsville Area MLS.  January 2012 homes sales reflected the traditional monthly decline from December 2011 dipping by 32.65 percent.



At $168,500 the January 2012 single-family home  median price rose by 2.76 % from December 2011 and dipped by 3.71 % from January 2011.



As always we like to ask for the opinion of our local Huntsville area association of Realtors CEO, as he has extensive knowledge and experience in economic observations and tracks our market numbers at our local board.  Oscar is quoted as saying, "Home sales for December and January held steady which in todays market is a good thingWe are however, anticipating a more aggressive upward trend in sales in 2012.  Given what 2011 had

to offer from a weather and overall global economic uncertainty perspective, the Huntsville Madison County real estate market has weathered multiple storms pretty well."

Available Properties

The number of Active homes on the market in January 2012 rose by 6.18 % month over month and decreased by 8.54 % compared to January 2011.

The Huntsville Madison County area months inventory of single-family homes for January 2012 came in at 7.67 months compared to the national months inventory of single-family homes, which was approximately 6.2 months in December 2011 according to the National Association
of REALTORS®.


Days on Market

The January 2012 Average Days on Market rose by 17 days to 115 compared to December 2011s 98 days and decreased by 1 day from January 2011.
